Cost and money

A monthly budget for a retiree in Ocala

The headline for retirees is the income tax. The number that decides the budget is $499 — what Census says a paid-off house costs to keep here each month.

Bottom line

  • Median monthly owner costs on a paid-off house are $499 in Marion County, against $673 for Florida, $815 in Miami-Dade and $1,232 in New Jersey. That is the line that decides a fixed-income budget.
  • Florida taxes no retirement income of any kind, and the prohibition is in the state constitution. Your saving is whatever your previous state was taking.
  • The two lines that are not discounted for retirees: homeowners insurance, which is priced on the building, and the car, because there is no transit in this county at any age.

Nearly three residents in ten in Marion County are 65 or over, so this is not a hypothetical budget — it is the most common household type in the county. Here is what the lines actually are, with the same rule as everywhere on this site: a source or nothing.

The line that decides it

Median monthly owner costs, paid-off house Monthly
Marion County $499
Sumter County $602
Florida $673
Miami-Dade County $815
New Jersey $1,232

That is what it costs each month to keep a house you already own — property tax, insurance and the associated costs, with no principal and no interest.

$499 against $1,232 is the entire New Jersey-to-Florida retirement argument in one row, and it does not depend on guessing what any market does next.

Tax: what Florida does not take

Florida taxes no individual income of any kind, and Article VII, Section 5 of the state constitution prohibits it. For a retired household that means Social Security, pensions, IRA and 401(k) withdrawals, annuity income, dividends, interest and capital gains are all untouched by the state. Florida also levies no estate or inheritance tax.

Your federal return is unchanged — moving states does not alter it.

The saving is exactly what your previous state was taking, which is on your last return. What no state income tax actually saves you is honest about the cases where that is close to zero.

Property tax, and the exemptions people miss

The homestead exemption takes up to $50,000 off taxable value and starts the Save Our Homes cap, which limits annual assessed-value growth to 3 percent or CPI, whichever is lower. Over a twenty-year retirement in one house that cap is worth considerably more than the exemption itself.

File by March 1, having owned and occupied on January 1. The homestead article covers the part where the second $25,000 does not apply to school taxes.

Beyond the general exemption, Florida provides additional exemptions with their own eligibility rules — including for some seniors meeting an income limit, for widows and widowers, for people with disabilities, and for veterans with service-connected disabilities. Several are materially larger than the general exemption for those who qualify.

None of them is applied because somebody noticed on your behalf. Ask the Property Appraiser's office once, directly, about your own situation. It is a fifteen-minute conversation that can be worth a great deal every year.

Electricity: budget August

Florida residential, 2025 Monthly bill
March $129.75
August $221.97

A retired household is home during the day, which is when the air conditioning works hardest, so the peak months are if anything harder on a retired budget than on a commuting one.

Ask the utility about level or budget billing. It averages the year into equal payments and trues up afterwards. It saves nothing and it removes the variance, which on a fixed income is worth more than the arithmetic. Utility bills in Ocala by season has the full curve.

Healthcare, which becomes the largest line

Once the house is paid off, this is where the money goes: Medicare premiums, any supplemental or Advantage coverage, prescriptions, dental and vision, which Medicare largely does not cover.

This page does not print a Medicare figure, because the premiums and deductibles change every year and a number in an article ages badly. Medicare's own site is the authority and it is always current.

What is worth knowing about this county specifically: healthcare is one of Marion County's largest sectors, the system is shaped around an older population, and there is a new-patient wait for primary care that catches people out. Establish care in your first months rather than your first emergency — hospitals and healthcare in Marion County.

The two lines that get no retiree discount

Homeowners insurance. Priced on the roof, the construction, the wind mitigation features and the flood zone. It does not care about your income or your age, and it is the most common way a Florida budget carried over from another state turns out to be wrong.

This site publishes no average because the available figures come from lead-generation sites and cannot be checked. Get real quotes on the real address, during the inspection period — what actually drives your Florida home insurance premium.

The car. Marion County is 1,588 square miles at 237 people per square mile with no practical transit. A vehicle is not optional at any age here, and that means insurance, fuel, maintenance and eventually replacement, forever.

Florida's minimum is $10,000 PIP and $10,000 property damage liability and does not include bodily injury liability — see car insurance in Marion County.

The part that is a planning question rather than a budget line

Where you buy matters more for a retirement than for any other kind of move, because the second half of a retirement is different from the first.

Land is cheap here and a few acres twenty minutes out is genuinely tempting at 62. At 82 the same property is a mower, a well, a septic system and a long drive to every appointment, at the point when driving has become the question.

Worth asking of any specific address before you buy:

  • How far is the nearest emergency department, from this house?
  • How far is a pharmacy and a grocery shop?
  • If one of you stops driving, does the household still function?
  • Who maintains this property when you stop doing it yourself, and what does that cost?

Houses closer to town cost more and answer those questions better. That trade is the real budget decision, and it is much easier to make once than to unwind later. Retiring in Ocala covers the rest of it.

Common questions

Can you retire on Social Security alone in Ocala?

This site will not give a yes or no, because it turns on housing and on health costs, and both vary enormously. The sourced anchors: a paid-off house in Marion County carries median monthly owner costs of $499, renting a one-bedroom at HUD's Fair Market Rent is $1,172, and the Florida residential electric bill ran from $130 in March 2025 to $222 in August. Those three numbers plus your own Medicare and insurance costs are the budget.

Is retirement income taxed in Florida?

Not by Florida. Article VII, Section 5 of the Florida Constitution prohibits a state tax on the income of natural persons, and that covers Social Security, pensions, IRA and 401(k) withdrawals, annuities and investment income. Florida also levies no estate or inheritance tax. Your federal return is unaffected by moving.

What is the biggest monthly cost for a retiree here?

Housing if you are renting or still paying a mortgage, and healthcare if you own outright. Once a house is paid off, Census puts median monthly owner costs at $499, at which point Medicare premiums, any supplemental coverage, and prescriptions become the largest recurring line for most retired households.

Are there extra property tax breaks for seniors in Florida?

There are additional exemptions with their own eligibility rules, including ones for some seniors meeting an income limit, for widows and widowers, for people with disabilities, and for veterans with service-connected disabilities. Several are materially larger than the general homestead exemption for those who qualify. None is applied automatically — ask the Marion County Property Appraiser directly, once, and get the answer for your own situation.

What do retirees underestimate here?

Two things. Homeowners insurance, which is priced on the roof and the construction rather than on your income and is the most common way a Florida budget turns out to be wrong. And the car — Marion County is 1,588 square miles with no transit, so a vehicle is not optional at any age, and a plan that assumes you will always drive has an expiry date in it.
