Four of them. They run entirely in your browser — nothing you type is sent anywhere, and there is no form to fill in to see a result.

Where the numbers come from

Two published sources do most of the work, and both are linked on every page that uses them.

Mortgage rates come from the Freddie Mac PMMS — the weekly national average for a 30-year fixed-rate mortgage. As of week ending September 17, 2026 that was 6.95%. It is a survey of what lenders are quoting, published free every week, and it is not a rate anyone is offering you personally.

Property tax comes from the Marion County Property Appraiser — Property Tax Estimator, which publishes a millage rate for each of the county's sixteen taxing districts. The rates in use here are the 2026 proposed rates, which is what that office currently publishes, and they can change before the tax roll is certified.

What these do not do. They do not quote you a rate, they do not take an application, and they do not pass anything you type to a lender, an insurer or a title company — there is no such relationship behind this site and there will not be. Every figure is an estimate for education. See the terms and the affiliate disclosure.
