Editorial policy
These are the rules this site is built to, not a statement of values. Most of them are enforced by a check that runs on every build and refuses to publish the site if it fails.
Who publishes this
New to Ocala's owner works in new-home sales in Marion County and is paid on those sales. New-construction links on this site go to the owner's own new-home site.
This matters most on the housing pages, so that is where the rules below are strictest. New-construction content on this site describes a process — how buying a new build works, what to ask at an inspection, what a warranty covers — and never a specific builder, community or development.
Sourcing
Every number on this site cites a source or it is deleted. There is no third option. Where a figure comes from a government office it is linked to that office, not to an article about it: the millage rates in the property tax calculator come from the Marion County Property Appraiser — Property Tax Estimator, and the mortgage rate in the payment calculators is the Freddie Mac PMMS weekly national average.
Where a number could not be sourced, it is not on the site. The moving budget calculator ships with no dollar amounts in it for exactly this reason — the cost-per-mile and average-cost-of-a-move figures available on the open web come from moving-company marketing pages, and this site carries moving affiliate links, so publishing them would be putting a number with an interest behind it in front of you.
Corrections and dates
Every article carries the date it was published and the date it was last updated. When a correction is made, the updated date moves. The monthly build re-checks the rate and millage configurations against their sources and flags them when they have drifted, so a stale number gets found rather than sitting there.
Fair housing
This site does not characterise any area by race, religion, national origin, familial status or disability, and it does not describe "the kind of people" who live anywhere. It does not render good-neighbourhood or bad-neighbourhood verdicts.
Schools and crime are covered only by linking to the offices that publish the data, with no ranking and no commentary from this site:
- Florida Department of Education school grades
- Marion County Public Schools
- FDLE Uniform Crime Reports
- Marion County Sheriff's Office
- Ocala Police Department
The Equal Housing Opportunity line is in the footer of every page and on every shareable graphic this site generates.
No builder, community or lender names
This site describes areas and neighbourhoods — places that exist on a map and have existed for decades — and never developments. It names no builder, no builder community, no lender and no loan officer, anywhere: not in the text, not in a page title, not in image alt text, not in a filename, not in structured data.
The one exception is The Villages, which is a census-designated place, a taxing district on the county's own rolls, and the name people use for a region. It appears in comparison articles and in the property tax calculator's district list for those reasons.
Payment figures
Every payment figure on this site carries the note rate, the annual percentage rate, and the required disclosure language immediately beside it. The rate and the APR are rendered as the same typographic object, which is a deliberate choice: Regulation Z permits a dwelling-secured advertisement to state a simple annual rate beside the APR only in conjunction with it and no more prominently than it.
Below a 20% down payment, this site states no rate and no APR at all. A conventional loan below that carries mortgage insurance, and there is no single published national figure for what that costs — so an APR at 5% or 10% down would rest on a number this site made up. The payment is still shown and computed; what is withheld is this site stating terms it cannot qualify.
No urgency
No page here uses scarcity or deadline language to push you along — no countdowns, no low-inventory warnings, no pressure to decide this week. Relocating is a decision measured in years and no page on this site will pretend otherwise.
This is enforced rather than promised: the specific phrases are listed in the repository's banned-terms file and the check that runs on every build refuses to publish the site if one appears. That file is also why this paragraph describes the rule instead of quoting it.
Advertising and affiliate links
This site is supported by display advertising and affiliate links. It carries no mortgage, insurance, title, escrow, home-warranty or other settlement-service affiliate relationship and no lead form that routes to one, and it never will. The reasons and the full list are on the affiliate disclosure page.
What this site does not collect
There is no lead form on this site. No page asks for your phone number, your budget, your timeline or your financing situation, and nothing you read here is gated behind giving those up. The contact form exists for corrections, privacy requests and advertising questions.
Where an article covers new construction, it describes the process and links to a site that lists new homes for sale. It does not offer to represent you, and it does not pass your details to anyone, because it does not collect them.
