Cost of living in Ocala, Florida

Ocala is cheaper than most of Florida on housing and more expensive than most of the country on two things nobody budgets for. Here is the whole ledger, with a source on every number.

Bottom line

  • Housing is the whole story. HUD's Fair Market Rent for a two-bedroom in the Ocala metro is $1,373 for 2026, against $1,972 in the Orlando metro and $2,436 in Miami-Dade — the same state, roughly half again as much.
  • Two lines run higher than you expect: electricity, because Florida households use far more of it than northern ones, and homeowners insurance, which is the fastest way to be wrong about a Florida budget.
  • The wage side is the catch. Marion County's median household income was $61,010 against $74,568 for Florida as a whole, so the trade only works if your income is portable or your housing cost drops by more than your pay does.

Cost-of-living indexes are averages of averages, and they hide the two or three lines that actually move a Florida budget. This page does the opposite: it goes line by line, says where each number came from, and says plainly where no trustworthy number exists.

Housing, which is the entire argument

Everything else on this page is rounding error next to housing.

2026 Fair Market Rent, two-bedroom Monthly
Ocala metro (Marion County) $1,373
Wildwood-The Villages metro $1,328
Lakeland-Winter Haven metro $1,497
Gainesville metro $1,493
Jacksonville metro $1,658
Orlando-Kissimmee-Sanford metro $1,972
Miami-Miami Beach-Kendall $2,436

Those are HUD's published Fair Market Rents for the 2026 fiscal year — a government figure used to set housing assistance payment standards, not a listing site's average. Read them as a ranking rather than as a quote for a specific apartment. The ranking is the point: Ocala is at the bottom of it, and Miami is 77 percent higher for the same unit size in the same state.

On the ownership side, Census puts the median value of an owner-occupied home in Marion County at $243,100, against $359,000 for Florida and $463,000 for Miami-Dade. Those are five-year American Community Survey estimates covering 2020 through 2024 in 2024 dollars, which makes them a solid measure of relative position and a poor measure of what a house costs this week.

Property tax: a rate that depends on which road you are on

Marion County has sixteen taxing districts and the 2026 proposed rates run from 12.9474 mills in McIntosh to 19.0895 mills in part of the city of Ocala. Unincorporated county is 15.5833 mills east of Interstate 75. A mill is one dollar per thousand dollars of taxable value, so 15.5833 mills is about 1.56 percent — on a $250,000 taxable value, roughly $3,900 a year before exemptions.

Two things that catch people out, both covered at length in Marion County property taxes explained: the tax figure on a listing is usually the seller's capped homesteaded number rather than yours, and the millage is only half the bill — fire, solid waste and stormwater arrive as non-ad valorem assessments that are in no millage rate anywhere.

Electricity: the rate is low, the usage is not

This is the line northern transplants get wrong in the direction they do not expect. EIA's 2024 figures:

Residential electricity, 2024 average kWh per month cents/kWh monthly bill
Florida 1,104 14.14 $156.09
United States 863 16.48 $142.26
New Jersey 662 19.34 $128.13
New York 571 24.43 $139.53
Ohio 846 15.99 $135.16
California 503 31.97 $160.86

Florida's price per unit is below the national average and its bill is above it, because the average Florida household buys 28 percent more electricity than the average American one. Air conditioning runs from roughly April to October and does not fully stop in between. If you are arriving from New Jersey, your rate per kilowatt-hour drops by about a quarter and your consumption goes up by two thirds.

The averages also flatten the seasons, which is the thing that actually shocks people. A Florida annual average of $156 is made of low January bills and high August ones, and the August one is the one that arrives before you have adjusted. Utility bills in Ocala by season takes that apart.

Insurance, where this page stops giving numbers

Homeowners insurance is the largest single risk to a Florida housing budget and this site will not print an average for it. The figures circulating online come mostly from lead-generation sites, and the real number for a specific house depends on the roof's age and material, the year and method of construction, the wind mitigation features, the flood zone and the insurer's own appetite that quarter. An average would be a number that applies to nobody.

The honest instruction: get real quotes on the real address before your inspection period ends, and do it before you are emotionally committed to the house. What actually drives your Florida home insurance premium explains which features move the price, so the quotes make sense when they arrive.

Car insurance behaves the same way and is also above the national average in Florida; see car insurance in Marion County.

Two cars, because of the shape of the place

Marion County is 1,588 square miles at about 237 people per square mile, and the mean travel time to work is 26.8 minutes. That is a county where almost everything is a drive. If you are coming from a city where one household car was enough, budget the second one — the payment or the purchase, the insurance, the fuel, the tyres — because it is a genuine new line and it eats a noticeable share of the housing saving.

The wage side, which is the actual trade

Here is the part a cost-of-living index buries.

Marion County Florida
Median household income, 2020-2024, in 2024 dollars $61,010 $74,568
Per capita income, same basis $33,539 $42,609
Persons in poverty 14.3% 12.0%
Civilian labor force participation, 16 and over 49.0% 59.3%

Marion County's median household income is about 18 percent below the state figure. Some of that gap is age rather than wages — 29.7 percent of the county is 65 or over, against 22.8 percent statewide, and retired households pull a median down without anybody being underpaid. But not all of it is. The Ocala metro unemployment rate was 5.8 percent in July 2026, preliminary, above the national figure.

So the trade is simple to state and personal to answer:

  • If your income is portable — remote, a pension, investments, a business you bring with you — the housing gap is a straight gain.
  • If your income will be local, you are trading a lower housing cost for a lower wage, and whether that is a win depends entirely on the ratio for your own occupation. Ocala pay vs Ocala cost of living works through that.

What no state income tax is worth

Florida levies no state individual income tax. That is real money, and it is the most over-claimed line in every relocation pitch, because its value is entirely a function of what your old state was taking from you. For a retired couple living on Social Security in a state that did not tax it anyway, the saving is close to zero. For a high earner leaving New Jersey or New York, it is large. What no state income tax actually saves you does the arithmetic honestly, including the parts Florida takes back through sales tax at 6 percent state plus county surtax.

The lines this page cannot source, and will not invent

  • Groceries. There is no metro-level grocery price index for Ocala. BLS publishes regional CPI for four census regions, and "the South" averages Ocala in with Miami, Dallas and Baltimore — comparing Ocala to that number compares it to itself.
  • A single "cost of living index" number. Every one you will find online is built on a proprietary basket nobody publishes. It is not that the numbers are wrong; it is that they cannot be checked.
  • Childcare. The one dataset that publishes childcare prices by county is not currently readable, and a county figure invented from a state average is not a county figure.

The cost-of-living comparison worksheet on this site is built around that gap: you supply the numbers from the city you are actually in, which you know better than any average does, and it supplies the two lines it can genuinely source — Marion County property tax and Florida's zero income tax.

Common questions

Is Ocala cheap to live in?

Cheaper than most of Florida on housing, and that is where the difference lives. HUD's 2026 Fair Market Rent for a two-bedroom is $1,373 in the Ocala metro against $1,972 in the Orlando metro and $2,436 in Miami-Dade. Census puts the median value of an owner-occupied home in Marion County at $243,100 against $359,000 statewide. On the other side, median household income is $61,010 against $74,568 for Florida, so the saving is partly a pay cut if your job is local.

How much is the electric bill in Ocala?

Budget by usage, not by rate. EIA's 2024 figures put the average Florida residential customer at 1,104 kilowatt-hours a month, 14.14 cents per kilowatt-hour and an average bill of $156.09. The rate is below the national 16.48 cents; the usage is well above the national 863 kWh, because air conditioning runs most of the year. Summer bills sit above that average and January bills sit below it.

What is the biggest surprise in a Florida cost-of-living budget?

Homeowners insurance. It is the line people carry over from another state at the number they used to pay, and it is the line most likely to be several times that here. There is no single published figure that would tell you yours — it depends on the roof, the construction, the wind mitigation features and the insurer — so the only honest instruction is to get actual quotes on the actual house before you are committed.

Do you need a car in Ocala?

Effectively yes, and usually two if there are two adults working. Marion County is 1,588 square miles with a population density of about 237 people per square mile, and the mean commute is 26.8 minutes. That is a car-dependent shape. If you are coming from a city with transit, a second car plus its insurance and fuel is a real new line in the budget.

Does Ocala have a state income tax?

Florida levies no state individual income tax, and the Florida Constitution prohibits one. That is a genuine saving and it is easy to overstate: it is worth whatever your former state was taking, which for a modest income in a low-rate state is less than people assume and for a high income in a high-rate state is a great deal.
