Moving to Ocala from Miami

I moved here from Miami. The paperwork is the easy half — you stay a Florida resident throughout. What actually changes is the shape of the day and the shape of the risk.

Bottom line

  • This is an intra-Florida move, so the whole domicile problem disappears. No new driver's licence, no new plates, no state income tax to stop paying — and your homestead benefit may be portable, which is the single most valuable thing on this page.
  • Median home value is $243,100 in Marion County against $463,000 in Miami-Dade, and the FY2026 two-bedroom Fair Market Rent is $1,373 against $2,436. That is the move.
  • The risk profile inverts. You leave a coastal surge zone for a landlocked county, and you take on wells, septic, wildlife and a car-dependent geography instead.

I moved here from Miami, so this is the one comparison on this site written from the inside. It is also the easiest kind of move in the country to do on paper and one of the larger ones to do in your head.

What you do not have to do

Almost every relocation article is mostly a list of government offices. Not this one. You are already a Florida resident, and you stay one.

  • No new driver's licence. Update the address with FLHSMV. That is it.
  • No new plates or title. Same.
  • No state income tax to start or stop paying. Florida taxes no individual income anywhere in it.
  • No new state tax filing, no domicile audit, no residency evidence to assemble. If you are moving from a state with an income tax, that whole apparatus is waiting for you; from Miami, none of it exists.

What you do need: re-register to vote in Marion County, change your address everywhere, and — the important one — deal with homestead.

Homestead portability, which is the money

If you have held a homestead in Miami-Dade for any length of time, the Save Our Homes cap has been holding your assessed value down while Miami prices did what they did. That accumulated benefit is potentially portable to a new Florida homestead, up to a statutory cap.

The arithmetic depends on whether you are moving up or down in just value, and going from Miami-Dade to Marion County most people are moving down — which has its own formula. There are timing rules tied to when you gave up the previous homestead, and there is a separate application from the exemption itself.

Talk to the Marion County Property Appraiser before you file. For a long-time Miami homesteader this is frequently the single most valuable item in the entire move, and it is the one nobody mentions at a closing table. The homestead article covers the mechanism; the portability arithmetic is theirs.

What the money actually looks like

Marion County Miami-Dade
Median value, owner-occupied home $243,100 $463,000
Median owner costs, with a mortgage $1,406 $2,451
Median owner costs, without a mortgage $499 $815
Median gross rent $1,277 $1,829
Fair Market Rent, two-bedroom, FY2026 $1,373 $2,436
Median household income $61,010 $71,753
People per square mile, 2020 236.7 1,422.1
Mean travel time to work 26.8 min 30.9 min
Population growth, 2020 to 2025 17.8% 3.7%

Median home value in Miami-Dade is 90 percent higher. Median household income is 18 percent higher. That ratio is the entire argument, and it is the same argument as Ocala vs Tampa but with a bigger gap.

Note the "without a mortgage" line: $815 a month in Miami-Dade against $499 here, for a house that is paid off. That is taxes and insurance, and it is the number that matters to anyone planning to retire in place.

What changes about the risk

You are leaving a coastal county for a landlocked one, and the hazard profile inverts rather than shrinking.

Gone: storm surge, which the National Hurricane Center calls the greatest threat to life and property along the coast. Evacuation zones. The particular anxiety of watching a cone and knowing which side of the causeway you are on.

Arrived: multi-day power outages across a large rural service area, freshwater flooding — the NHC's stated major threat for people living inland — tornadoes in outer bands, and a great many trees over a great many power lines.

Also arrived, and this catches Miami people: wells and septic systems. Large parts of Marion County have no public water and sewer. That is entirely normal here and it is a category of homeownership that does not exist in Miami-Dade, with its own testing, its own maintenance and its own inspection at purchase.

What actually changes day to day

The paperwork is easy. This part is not, and it is worth being honest about it.

Density. 1,422 people per square mile to 237. Everything is further apart and everything is a drive. There is no version of Marion County where you walk to things.

The airport. Miami International is one of the busiest international airports in the country and it was twenty minutes away. The nearest comparable airport to Ocala is a long drive, and international flights mean connecting. Airports and drive times from Ocala is the practical version.

Language and culture. 75.3 percent of Miami-Dade residents speak a language other than English at home. In Marion County it is 16.0 percent. For some households that is the largest single change in the move and the one worth thinking hardest about; for others it is a statistic.

The beach. Gone as a Saturday-afternoon decision. Both coasts are day trips.

Pace. This is the part people either love immediately or find very difficult. Marion County is quiet, it is dark at night, and it closes early.

Would I do it again

That is the question people actually mean, and the honest answer is that the move works if you were already tired of the density and does not if you were not. The housing arithmetic is real and it is not a reason on its own — plenty of people trade a Miami apartment for a Marion County house, keep the same job remotely, and then find they miss the city more than they expected.

The ones for whom it works are, in my experience of it, the ones who wanted land, quiet, a shorter list of things happening, and a hurricane season without an evacuation decision in it. If that list reads as a loss rather than a gain, the $220,000 difference in median house price will not fix it.

Common questions

Do I need a new driver's license moving from Miami to Ocala?

No. You remain a Florida resident and your licence and registration stay valid. You do need to update your address with the Department of Highway Safety and Motor Vehicles, and you need to re-register to vote in Marion County. That is the whole of the government paperwork, which is the great advantage of an intra-state move.

Can I transfer my homestead exemption from Miami-Dade to Marion County?

The exemption itself is filed fresh on the new property, but the accumulated Save Our Homes benefit is often portable within Florida — up to a statutory cap, with its own application and its own timing rules tied to when you gave up the previous homestead. For someone who has held a Miami-Dade homestead for years, this is potentially the most valuable single item in the whole move. Ask the Marion County Property Appraiser before you file rather than after.

How much cheaper is Ocala than Miami?

On housing, dramatically. Census puts the median value of an owner-occupied home at $243,100 in Marion County against $463,000 in Miami-Dade, median gross rent at $1,277 against $1,829, and median owner costs with a mortgage at $1,406 against $2,451. HUD's FY2026 two-bedroom Fair Market Rent is $1,373 against $2,436 — 77 percent higher in Miami-Dade for the same unit size in the same state.

Is Ocala safer from hurricanes than Miami?

From storm surge, yes, and that is the hazard the National Hurricane Center identifies as the greatest threat to life and property along the coast. Marion County is landlocked and has no surge. It still gets wind, heavy rain, tornadoes in the outer bands and multi-day power outages, and the NHC says flooding is the major threat for people living inland.

What do I give up moving from Miami to Ocala?

Density, and everything density buys: the restaurants, the international airport, the beach, the scale of the job market, and a Spanish-speaking environment. Marion County has 16.0 percent of residents speaking a language other than English at home against Miami-Dade's 75.3 percent, which is a very large change in daily life for some households and no change at all for others.
