Living in Marion Oaks
Marion Oaks is at the far south of the county, it is deed restricted without a homeowners' association, and the distance to everything is the thing to weigh.

Bottom line
- Its own taxing district at 16.6071 mills for 2026, about one mill above the general unincorporated county rate — roughly $255 a year on a $250,000 taxable value.
- Deed restricted, and the thing people get wrong is that recorded restrictions and a homeowners' association are different animals. Read the recorded documents rather than assuming either.
- It sits at the county's southern end, about 12 straight-line miles from Ocala. That distance is the main practical fact about living there.
Marion Oaks is one of Marion County's large platted communities, and like Silver Springs Shores on the other side of the county it was laid out as lots long before it filled in. The differences between the two are worth knowing, and the main one is where it is.
The distance, which is the headline
| Straight-line miles from Ocala | Miles |
|---|---|
| Silver Springs Shores | 9 |
| Belleview | 10 |
| Marion Oaks | 12 |
| Dunnellon | 18 |
Those are great-circle distances computed from Census Gazetteer internal points; the road trip is longer in every case. Twelve miles is not far by the standards of a 1,588-square-mile county. It is far enough that everything in the middle of Ocala is a deliberate trip, and if your job, your doctor or your children's activities are up there, you are making that trip twice a day.
That is the main practical fact about living in Marion Oaks and everything else on this page is secondary to it. The useful thing to do is drive your actual commute, at the actual time, before you decide.
The taxing district
| 2026 proposed millage | Rate |
|---|---|
| Unincorporated county, east of Interstate 75 | 15.5833 |
| Unincorporated county, west of Interstate 75 | 15.5871 |
| Marion Oaks | 16.6071 |
| Silver Springs Shores | 18.5833 |
About one mill above the general unincorporated rate — roughly $255 a year on a $250,000 taxable value. Lower than Silver Springs Shores, lower than any Ocala city district, above plain unincorporated county.
And as everywhere in Florida: this is the ad valorem half only. Non-ad valorem assessments arrive on the same bill and are in no millage rate. Marion County property taxes explained.
Deed restrictions without an association — the thing people get wrong
There are recorded restrictive covenants over the platted community. Buyers arriving from suburban markets in other states usually assume that means a homeowners' association, and in Florida that assumption is frequently wrong.
The two are genuinely different:
- Recorded deed restrictions run with the land. They bind you whether or not anybody is organised to enforce them. Enforcement, if it happens at all, is by another owner through the courts.
- A homeowners' association is a corporate body: a board, a budget, assessments, the power to fine, and the power to lien a parcel for unpaid assessments. Chapter 720 of the Florida Statutes governs it, and requires a disclosure summary before you sign a contract for a parcel in one.
The practical consequences cut both ways. Nobody is going to invoice you for an amenity you do not use. Nobody is going to make your neighbour move the boat, either.
What to do: get the recorded documents for the specific parcel and read them. The Property Appraiser's record tells you the subdivision and plat; the recorded covenants are public record. If an association does exist for a particular section, you are entitled to the Chapter 720 disclosure — HOA basics for Florida buyers covers what it says and what to read alongside it.
The other questions for a specific lot
Same list as anywhere in unincorporated Marion County, and it matters more where the build-out has happened over decades:
- Water and sewer, or well and septic? Not a community-level answer. It changes your monthly costs and your inspection list.
- Year built and roof age. In Florida this is the insurance question. See what actually drives your Florida home insurance premium.
- Flood zone, from FEMA rather than from the listing.
- Is the street paved and county-maintained?
- On a vacant lot: do utilities reach it, will it pass an onsite sewage evaluation, and what do the zoning and setbacks permit?
What the distance actually costs
Worth doing the arithmetic rather than shrugging at twelve miles.
A round trip into Ocala is roughly 24 straight-line miles, more by road. If one person in the household makes that trip daily for work, and the other makes it a few times a week for shopping, appointments and everything else, the household is covering a meaningful mileage every year that a household living closer in is not.
That shows up in three places:
- Fuel and maintenance, which is the obvious one.
- Car insurance, because annual mileage is a rating factor as well as a running cost — see car insurance in Marion County.
- Time, which is the one people discount and then resent.
Against that, the taxing district here is about two mills below Silver Springs Shores and about three below the Ocala city districts, and the housing is priced for the location. Whether the saving covers the driving is a household-specific sum, and it is worth doing before the offer rather than after the first winter of school runs.
The same question applies in reverse to anyone who works at the southern end of the county or across the county line: from here, south is close.
Schools and crime
As everywhere on this site, links rather than rankings.
School assignment is by attendance zone, set by address. In a community this large the zone is not uniform, so confirm it with the district for the exact parcel.
Crime data is published by FDLE and the Marion County Sheriff's Office, which is the law enforcement agency for unincorporated Marion County. This site links them and characterises no area — the reasoning is on the editorial policy page.

Common questions
Where is Marion Oaks?
At the southern end of Marion County, in unincorporated county, about 12 straight-line miles from Ocala by Census Gazetteer internal points. It is a census-designated place rather than a municipality — county government, county sheriff, and its own taxing district. It is closer to the county line than it is to the middle of Ocala.
Is Marion Oaks deed restricted?
There are recorded restrictive covenants over the platted community, and that is a different thing from a homeowners' association. Restrictions run with the land and bind you whether or not anybody is organised to enforce them; an association is a corporate body with a board, assessments and lien powers. Which applies to a specific parcel is answerable from the recorded documents, and it is worth answering before you buy rather than after.
What is the property tax rate in Marion Oaks?
The 2026 proposed millage for the Marion Oaks taxing district is 16.6071 mills, against 15.5833 for unincorporated county east of Interstate 75 and 15.5871 west of it. That is about one mill, or roughly $255 a year on a $250,000 taxable value, plus non-ad valorem assessments which are billed separately and are in no millage rate.
Is Marion Oaks a good place to live?
This site does not rank areas or characterise the people who live in them. The factual shape: it is unincorporated, it is at the far south of the county, it is deed restricted, it has its own taxing district, and it is car-dependent. Whether that works depends on where you need to be during the week, which is a question about your life rather than about the community.
How far is Marion Oaks from Ocala?
About 12 miles in a straight line, computed from Census Gazetteer internal point coordinates, and further by road. For context, Belleview is about 10 miles from Ocala and Dunnellon about 18. It is a real commute to anything in the middle of the county, twice a day, and it is the single most important thing to test by driving it before you commit.
