Comparisons
Ocala vs The Villages
These are not two versions of the same thing. One is a county. The other is a designed environment with an age rule, and Census measures the difference starkly.

Bottom line
- Sumter County — which contains most of The Villages — is 57.6 percent aged 65 and over. Marion County is 29.7 percent and Florida is 22.8 percent. That single number is most of the difference between the two places.
- Housing costs more there and the tax base is different: Sumter's median home value is $385,400 against Marion's $243,100, and its labour force participation is 25.8 percent against Marion's 49.0.
- The real question is not which is better. It is whether you want to live somewhere age-restricted and organised, or somewhere ordinary with all ages in it.
This comparison gets asked constantly by people shopping for somewhere to retire in central Florida, and it is usually answered as though the two are competing products. They are not. One is a county and the other is a designed place inside a different county, and the published numbers make the difference unusually visible.
A note on names: "The Villages" is a census-designated place and a real location on a map, which is why it appears here. This site does not name residential developments, and it makes an exception for place names that appear on the county's own rolls. That is the whole of the exception.
The single number that explains most of it
| Marion County | Sumter County | Florida | |
|---|---|---|---|
| Population, July 2025 estimate | 442,660 | 157,772 | 23,462,518 |
| Aged 65 and over | 29.7% | 57.6% | 22.8% |
| Under 18 | 18.0% | 7.6% | 18.9% |
| Persons per household | 2.37 | 1.93 | 2.51 |
| In the civilian labour force, 16+ | 49.0% | 25.8% | 59.3% |
Sumter County — which contains most of The Villages, and which the Census Bureau counts as its own county — is 57.6 percent aged 65 and over. Fewer than one resident in thirteen is under 18. A quarter of the adult population is in the labour force.
Marion County is 29.7 percent over 65, which is well above the Florida average and nothing like Sumter. It has schools at capacity, 101,916 jobs on employer payrolls, a 5.8 percent metro unemployment rate, and people of every age in it.
That is the comparison. Everything below is a consequence of it.
Housing
| Marion County | Sumter County | |
|---|---|---|
| Median value, owner-occupied home | $243,100 | $385,400 |
| Median owner costs, with a mortgage | $1,406 | $1,686 |
| Median owner costs, without a mortgage | $499 | $602 |
| Median gross rent | $1,277 | $1,269 |
| Owner-occupancy rate | 77.5% | 87.6% |
| Fair Market Rent, two-bedroom, FY2026 | $1,373 | $1,328 |
| Building permits, 2025 | 5,985 | 3,516 |
| Population growth, 2020 to 2025 | 17.8% | 21.6% |
Purchase prices are the difference; rents are almost identical. Sumter's median home value is 59 percent higher than Marion County's, and its owner-occupancy rate is nearly 88 percent, which is what a place built to be bought rather than rented looks like.
Both are growing fast. Sumter faster in percentage terms, off a much smaller base; Marion faster in absolute numbers.
One category this site does not put a figure on: recurring community charges in a planned development — the amenity and maintenance fees that exist in that kind of place and do not exist on an ordinary county parcel. They are real, they vary, and any number published here would be somebody's approximation of a specific community's rules. Ask directly and read the documents.
Taxes
Both counties tax ad valorem, both sit in a state with no individual income tax, and both offer the Florida homestead exemption.
What differs is the millage and the non-ad valorem side. Marion County's 2026 proposed rates run from 12.9474 to 19.0895 mills depending on the taxing district. Sumter County has its own rates and its own special district structure, and the comparison has to be made district to district rather than county to county — which is what the two Property Appraisers' offices are for.
Marion County property taxes explained covers this side in detail, including the part of the bill that is not in any millage rate.
What each one is actually good at
The age-restricted place is good at removing friction. Amenities within golf cart distance, an organised social structure, medical care built for the population it serves, and neighbours at the same stage of life. If that is what you want, an ordinary county does not provide it and cannot be made to.
An ordinary county is good at being ordinary. Your grandchildren can live there. You can have a workshop, an acre, horses, a business, a job. Housing costs a third less. Nobody's age is a condition of anything, and the place contains people who are not like you — which is either the drawback or the entire point, depending on who you are.
The honest way to decide
Not on price, and not on amenities. On what you want your daily environment to be.
An age-restricted community is a deliberate choice to live among people at the same life stage, with the services that implies. That is a legitimate and popular choice and a great many people are very happy with it.
An ordinary county is a deliberate choice not to. Also legitimate, also popular, cheaper on housing, and it comes with the ordinary consequences: school traffic, a wider range of neighbours, and nobody organising anything for you.
Go and spend a day in each. That is a more useful hour than any comparison table, including this one.

Common questions
Is Ocala or The Villages better for retirement?
They suit different people and the demographics show why. Sumter County is 57.6 percent aged 65 and over against Marion County's 29.7 percent, so one is a place built around retirement and the other is a county that happens to have a lot of retired people in it. If you want amenities on your doorstep and neighbours at the same life stage, one of them is designed for that. If you want a county with children, workplaces and a wider age range in it, the other is that.
Is The Villages in Ocala?
No. The Villages is a census-designated place mainly in Sumter County, south-east of Marion County, and it extends into neighbouring counties. Ocala is the county seat of Marion County. They are separate places in separate counties, and the drive between them is a normal commute that a lot of people make.
Is it cheaper to live in Ocala than The Villages?
On housing, Marion County is cheaper by the published figures: median value of an owner-occupied home $243,100 against $385,400 in Sumter County, and HUD's FY2026 two-bedroom Fair Market Rent $1,373 against $1,328 in the Wildwood-The Villages metro. Rents are close; purchase prices are not. There is also a category of recurring community charges in a planned development that has no equivalent in ordinary county housing, and this site does not publish figures for those.
Can families live in The Villages?
It is an age-restricted community, which means it operates under the federal exemption for housing for older persons and has rules about the age of residents. Marion County has no such restriction anywhere at county level. If you have school-age children or expect family to live with you long term, that distinction is the first thing to check rather than the last.
How far is Ocala from The Villages?
It is a routine drive south-east down the county, and enough people do it daily that it is a recognised commute rather than an expedition. There is an article on that specific trip on this site's plan. In practice, people living in either place use the other's shopping, medical care and airport connections.
